I have seen a marked change in the Valley Real Estate Market over the past 30 - 45 days. Homes are selling, Prices are on the upswing, More Buyers are looking. Some of my clients now have personal experience with these changes, when good deals present themselves they are now selling very quickly. We have lost a few good ones by deliberating too long about their value.
Newer homes in quality neighborhoods have gone up in price by 5% to 10% over the summer.
Additionally, the FHA Zero Down Program will go away at the end of September. So, if you are thinking of buying, now is the time. Interest rates are as volatile as we have seen in recent memory, fluctuating each day up or down. Yesterday they were 6.75%, late today 6.5%.
If you have an idea of buying a home to live in, or for an investment - there will never be a better time to jump in. Purchase prices will never be lower, interest rates are favorable and there is still a good selection of properties to look at.
